WALKERS PARK, RICHMOND

Location: Walkers Park Station is 70 klms North of Richmond. The property joins Coalbrook and Burleigh Station. The Stawell River runs through the middle of the property.

Fencing: Sub-divided into 8 main paddocks, with laneways connecting to both sets of cattle yards. The fences are in good condition.  Boundaries have been cleared.

 

Waters:

The property is well watered by 8 sub artesian bores with a mix of Electric pumps and Solar pumps. Shallow bores with high quality water. Flowing water in the Stawell River is constant for a few months in the wet season. 2 large dams.

 

Country:

Walkers Park has 3 diverse soil types, creating a mix of grasses and timber right across the property. The southern end is black soil and ridges with Mitchell Flinders and Buffel grasses, and Whitewood, Vinewood, and Bauhinia trees. The middle section is Beefwood, Bauhinia, Dead-finish, Wattle timber with Spear grass, Buffel, stylos, Verano, Seca, Wynn-Cassia. It has 10 klms of double frontage to the Stawell River that is well grassed with Buffel and native grasses and stylos. The northern end is good quality forest country with native grasses, Buffel and stylos. Most of the timber on Walkers Park is very edible.

 

General Comments:

There is a comfortable 3-bedroom home, fully air-conditioned, set in a nice garden with large shade trees. 2nd house has 2 bedrooms and is air-conditioned.  Staff quarters on the property.  Steel shed and workshop with 2 car garage.  Large 5 bay machinery/hay steel shed. 2 sets of steel cattle yards on the property, both with Road Train access.  Walkers Park is an excellent property in the Richmond District with a history of producing good, finished cattle.  It will run 2000 breeders or equivalent dry cattle in a normal wet season.  It will deliver 80% calving rates year in year out.
